Amends Chapter 184, Section 24 of Massachusetts General Laws to cure technical defects in recorded real property instruments after 10 years from recording date

Expands the types of defects that are automatically cured to include: defective seals, acknowledgment errors, witness/attestation problems, missing consideration/residence/date recitals, grantor clause formatting issues, and power of attorney authority or execution problems

Covers instruments executed on behalf of trusts or entities by persons claiming to be trustees, managers, partners, officers, or authorized signatories, including those acting under power of attorney

Defects are NOT cured if a legal proceeding challenging the instrument is commenced within the 10-year period with proper notice recorded under Section 15

Applies retroactively to instruments recorded before, on, or after the effective date, except where court proceedings were already commenced under the prior version of the law
