Establishes a Homesharing Opportunity Relief Fund to assist providers and homesharers with costs related to failed agreements or emergency relocations, funded by registration fees and legislative appropriations

Exempts homesharing arrangements from standard landlord-tenant laws (MGL Chapter 186), instead requiring 30-day termination notice for any reason or 3-day emergency notice for rent nonpayment or property destruction

Requires homesharing providers to maintain at least $1,000,000 in property and liability insurance coverage, while homesharers must carry renter's insurance of at least $100,000

Directs EOHLC to develop regulations addressing background checks, sanitary code compliance, model agreements, and protections for older adults entering homesharing arrangements
