Renders void and unenforceable any deed covenants, declarations, or HOA bylaws/rules that prohibit accessory dwelling units (ADUs) on residential property in Montgomery County

Applies to ADUs that are attached to primary homes, converted from existing accessory structures, or built as new detached buildings on the same lot

Applies retroactively to all restrictions recorded before the effective date, invalidating existing anti-ADU covenants

Takes effect October 1, 2025

Adds new Section 2-126 to the Maryland Real Property Article, applying only to Montgomery County
