Amends Maryland Real Property Section 14-132 to require property be conspicuously posted with "no trespass" or "no loitering" signs before a property owner can use the wrongful detainer legal process to remove unauthorized occupants

Wrongful detainer is defined as holding possession of real property without the right of possession, and the expedited court process allows owners to quickly reclaim property from unlawful occupants

The new posting requirement does not apply when the occupant has court-ordered possession, when landlord-tenant remedies under Title 8 are available, or when another exclusive statutory remedy exists
