Governing bodies of cooperative housing corporations, condominiums, and homeowners associations must obtain majority approval from members/unit owners/lot owners before renovating, expanding, upgrading, or substantially altering common areas

Exemptions apply to ordinary maintenance, necessary repairs or replacements, and any maintenance/repair/replacement requests not exceeding $1,000

For condominiums and HOAs, only owners "in good standing" are counted toward the majority approval requirement

Approval may be obtained by any means accessible to all members/owners (not limited to in-person voting)
