Prohibits condominium and homeowners association governing documents from unreasonably restricting the governing body's ability to install or authorize electric vehicle recharging equipment in common use or limited common use parking spaces

Requires EV charging installation decisions to follow the ordinary budget process of the condominium or homeowners association

Mandates governing bodies consider the availability of sufficient parking to meet community needs before installing EV charging equipment

Authorizes governing bodies to grant licenses for up to 3 years (renewable at their discretion) on common elements necessary for EV charging equipment installation or electricity supply

Applies retroactively to any covenants, restrictions, declarations, bylaws, or rules recorded or adopted before the effective date of October 1, 2026
