Foreclosure actions on residential property must be commenced within 10 years of the default date claimed in the order to docket or complaint to foreclose

Secured parties that acquired debt already in default for 5 or more years must submit additional documentation required under § 5-1203(B) of the Courts Article when filing foreclosure

Applies to residential property defined as real property with four or fewer single-family dwelling units intended for human habitation

Takes effect June 1, 2026
