HOAs with at least 100 lots must post governing documents, meeting minutes (past 5 years), meeting recordings (past 12 months), bylaws, policies, and other records on a website, online portal, or mobile app within 30 days of creation or receipt

HOAs established on or before October 1, 2026 must make their digital platform accessible to lot owners by October 1, 2027; newer HOAs have 1 year after electing a governing body

HOAs must now provide meeting notices by electronic transmission (previously optional) at least 14 days before meetings, including time, location, and virtual access instructions

Lot owners can petition for a meeting to authorize electronic voting if at least 25% of eligible voting members sign; the meeting must be held within 21 days of receiving the petition

HOA governing bodies may secure a line of credit or loan to fund reserves with approval from lot owners holding at least 51% of votes in the development
