Amends 30-A MRSA §4353, sub-§4-B to update terminology from "set-back" to "setback" and "single-family" to "single-family" (hyphenation standardization) throughout the statute

Municipalities may adopt ordinances allowing zoning boards to grant setback variances for single-family dwellings when strict application would cause undue hardship

Variances are limited to primary year-round residences and may not exceed 20% of the setback requirement unless written consent is obtained from affected abutting landowners

Variances exceeding 20% are prohibited for minimum setbacks from wetlands or water bodies in shoreland zones regulated under Title 38
