Expands the definition of "option contract for the purchase of real property or rent-to-own real property" to explicitly include mobile homes as defined in Title 10, section 9091

Requires rent-to-own contracts for mobile homes to include vendor certification that the property complies with both standard habitability requirements (sections 6021 and 6021-A) and mobile home-specific standards (Title 10, section 9099)

Mandates that contracts identify which party is responsible for maintaining the mobile home in compliance with applicable habitability and mobile home park standards

Allows waivers of certain maintenance requirements in exchange for a stated reduction in payment or other fair consideration, consistent with existing waiver provisions for traditional real property

Approved by the Governor on May 23, 2025 as Public Law Chapter 92
