Beginning January 1, 2030, tenants who do not receive a signed energy efficiency disclosure statement may terminate their lease with 30-day written notice to the landlord

Landlords cannot retain any fees, security deposits, or portions of security deposits when a lease or tenancy-at-will is terminated due to failure to provide the required disclosure statement

Amends 14 MRSA §6030-C by adding subsection 3 to existing landlord-tenant law

Became law without the Governor's signature on June 22, 2025 as Public Law Chapter 411
