Extends existing liability protections to landowners who grant perpetual public access easements for recreational or harvesting activities, and to the organizations that accept such easements

Creates a permanent vested property right to liability protections for grantors and grantees of perpetual public access easements, locked in at the time the easement is recorded

Liability protections transfer to heirs, successors, and assigns of both the landowner and the easement holder

Requires the easement or legal instrument to be recorded in the county registry of deeds to establish the vested property right

Amends 14 MRSA §159-A, Maine's recreational use statute governing landowner liability; approved June 10, 2025 as Public Law Chapter 256
