Prohibits transfer fee covenants on nonresidential real property in Michigan, effective May 24, 2011.

Voids any transfer fees or liens that attempt to run with title to nonresidential real property when executed after the effective date, regardless of whether recorded.

Excludes from the definition of "transfer fee" payments to grantors, real estate brokers, lenders, lessors, option holders, governmental authorities, homeowners associations, and charitable organizations supporting community activities.

Allows any aggrieved person to bring an action to clear title and void transfer fees, with courts authorized to award actual reasonable attorney fees and costs to successful plaintiffs.
