Wireless communications equipment installed on existing support structures or in existing equipment compounds is a permitted use without special approval if it meets all requirements including compliance with zoning ordinances and does not exceed specified physical limits (height increase of 20 feet or 10% of original height, whichever is greater; width increase only as necessary; equipment compound area not exceeding 2,500 square feet).

Equipment that meets location requirements but exceeds physical limits or violates previous approval conditions requires special land use approval, which must include a site plan and any additional information required by zoning ordinance.

Special land use applications must be deemed administratively complete within 14 business days of receipt (or by applicant submission of requested information), and must be approved or denied within 60 days of becoming complete; failure to timely decide constitutes automatic approval.

Application fees cannot exceed the local government's actual, reasonable review costs or $1,000, whichever is less; special land use approval may only be conditioned on compliance with other local ordinances and federal and state laws.

For wireless communications equipment not meeting collocation requirements or for support structure applications, the approval timeline extends to 90 days; local governments may authorize wireless communications equipment as a permitted use without special approval.
