Amends the Marketable Record Title Act (1945 PA 200) to add exceptions protecting certain easements and land use restrictions from being extinguished due to failure to file required notices.

Protects easements related to pipes, cables, sewers, poles, towers, and other utility infrastructure, as well as flowage rights for federally licensed hydroelectric facilities and vegetation management easements.

Protects environmental restrictive covenants and conservation easements that cite applicable state or federal environmental statutes, including NREPA, RCRA, and CERCLA.

Protects environmental land and resource use restrictions recorded by public utilities and independent transmission companies on property in which they had an interest when recorded.

Does not affect rights, titles, or interests owned by the United States, the state, or any governmental subdivision, and does not affect oil and gas leases or subsurface storage agreements.
