Adds definition of "energy-saving improvement or modification" including clotheslines, geothermal systems, heat pumps, insulation, reflective roofing, energy efficient appliances, solar water heaters, electric vehicle charging stations, and energy efficient windows.

Adds definition of "renewable energy generating system" including photovoltaic, wind, and solar-thermal systems up to 150 kilowatts with necessary grid interconnection and energy storage equipment.

Allows co-owners to install energy-saving improvements and renewable energy systems in their units at their own expense despite condominium document restrictions, provided they do not impair structural integrity and comply with building codes and safety laws.

Requires co-owners to submit plans and specifications to the association for review with 60-day approval period; if not approved or denied within 60 days, the co-owner may proceed without approval; association may only deny requests for good cause.

Requires co-owners to notify the association 30 days before conveying or leasing their unit; association may then require removal of exterior energy systems at co-owner's expense unless the new resident wishes to retain them or co-owner intends to reoccupy within 12 months.
