Requires landlords to provide residential tenants with written notice and at least seven days to cure or vacate before filing an eviction action for nonpayment of rent.

Notice must specify the amount owed to cure the breach, the rent due in the following month, and warn that eviction may proceed if tenant neither pays nor vacates within seven days.

Residential tenants may exercise the right to cure twice in any 12-month period at no additional cost; additional uses require payment of the landlord's actual reasonable attorney fees.

Requires landlords filing eviction complaints against residential tenants to attach a copy of the notice to quit or pay to the complaint.

Effective August 1, 2014, applying to eviction cases filed on or after that date.
