Amends Minnesota Statutes section 504B.265 to allow lease termination upon death of an unmarried tenant under age 26 who is residing alone.

Permits the personal representative of the tenant's estate or the tenant's heirs to terminate the lease by providing written notice to the landlord.

Requires the personal representative or heir to remove belongings from the residence, return it to its original condition at lease commencement, and deliver written notice to terminate the lease.

Lease termination becomes effective on the date of written notice and return of the residence; landlord retains any rents already paid.

Landlord must return the security deposit under section 504B.178 after the tenancy ends if the residence has been cleaned and restored to its original condition.
