Amends Minnesota Statutes section 504B.265 to allow lease termination upon death of an unmarried tenant under age 26 who is residing alone.

Permits the personal representative of the tenant's estate or the tenant's heirs to terminate the lease by providing written notice to the landlord's address.

Requires the personal representative or heir to remove all belongings from the residence and restore it to the condition it was in at the start of the tenancy.

Establishes that termination becomes effective on the date of written notice and return of the residence, with no obligation for the landlord to return rents already paid.

Requires the landlord to return the security deposit pursuant to section 504B.178 if the residence has been cleaned out and returned to its original condition.
