• Allows mortgagors of homestead properties with one to four dwelling units to postpone foreclosure sales by filing a sworn affidavit at least 15 days before the scheduled sale, extending the sale by five months (6-month redemption period) or 11 months (12-month redemption period).

• Automatically reduces the mortgagor's redemption period to five weeks upon recording the postponement affidavit, with the right to postpone exercisable only once regardless of mortgage reinstatement.

• Requires mortgage holders to inform mortgagors of the reinstatement amount within three days of request, with reinstatement amounts valid for seven days or until the foreclosure sale, whichever occurs first.

• Adds two new validated foreclosure sale objections: clarifies that servicer compliance with section 582.043 requirements is validating grounds, and that improper notice of postponement by the foreclosing party does not invalidate the sale.
