Amends Minnesota Statutes section 515B.3-118 regarding association records requirements for common interest ownership communities.

Requires associations to provide copies of records in paper or electronic form as requested by unit owners or authorized agents, with no obligation to provide electronic copies if records are not maintained electronically.

Permits associations to charge fees for copies capped at actual costs of making, transmitting, searching, and retrieving records including employee time, or a maximum of 25 cents per page for 100 or fewer black and white letter or legal-size paper copies.

Expands the definition of "unit owner" to include any person required by a declaration or similar instrument to pay fees to the association, broadening access rights beyond traditional property owners.
