Court may order discretionary expungement of eviction case files if the eviction record is not a reasonable predictor of future tenant behavior and expungement is in the interests of justice.

Court shall order mandatory expungement in six circumstances: evictions related to contract for deed cancellation or mortgage foreclosure, defendant prevails on merits, complaint is dismissed, parties agree to expungement, action was filed at least three years ago, or case is settled and defendant fulfilled settlement terms.

Eviction actions are not accessible to the public until the court enters a final judgment.
