Cities of the first class must permit at least 4 residential dwelling units on lots more than one-half mile from transit, or 6 units on lots within one-half mile of transit, with higher allowances for all-electric efficient homes or affordable housing units.

Cities of the second, third, or fourth class must permit at least 2 residential dwelling units on lots more than one-half mile from transit, or 4 units on lots within one-half mile of transit, with higher allowances for efficient or affordable units.

Cities must authorize at least 6 types of middle housing (duplexes, triplexes, fourplexes, fiveplexes, sixplexes, townhouses, stacked flats, courtyard apartments, or cottage housing) to be built on residential lots.

Cities may not require off-street parking for units within one-half mile of transit and may require no more than 1 parking space per unit for locations more than one-half mile away.

Cities must prohibit conditioning residential building permit approval on specific aesthetic features including material type, minimum square footage, architectural design elements, garage size, or mandatory homeowner's associations, effective July 1, 2024.
