Mandates sellers disclose any known elevated radon concentrations above EPA recommended action levels and provide all available radon test records showing elevated levels.

Exempts certain transfers including court-ordered transfers, foreclosures, transfers between family members, transfers by fiduciaries, and units on the third story or higher of multi-unit buildings.

Requires agents to inform sellers of their disclosure obligations and establishes a certification process where sellers, purchasers, and agents acknowledge receipt and accuracy of radon hazard information.

Applies only to sales transactions and requires disclosure to occur before the buyer's offer is accepted, allowing buyers opportunity to review information and amend their offer.
