LLCs that own and rent/lease real property or own unoccupied real property in home rule cities with populations over 400,000 located in more than one county must file an affidavit with the city clerk identifying at least one natural person with management control and responsibility for the property.

When a named manager ceases to have control, the LLC must file a successor affidavit with the new manager's name and street address within 30 days.

LLCs cannot be charged a fee for filing initial or successor affidavits required under this section.

If an LLC fails or refuses to file the required affidavit, any adversely affected person or the home rule city may petition the circuit court to compel the filing.

Amends Section 347.048, RSMo, relating to limited liability company requirements for real property ownership disclosure.
