Requires all lien waivers or releases affecting mechanic's lien rights on real property to follow prescribed statutory forms to be enforceable

Limits lien waivers to the amount of payment actually received by the claimant for work performed up to the date the waiver is granted

Establishes that an "UNCONDITIONAL FINAL LIEN WAIVER" heading creates a complete and absolute waiver of all lien rights on the described property as of the waiver date

Preserves existing law declaring pre-contract lien waiver agreements as against public policy and unenforceable, while still allowing lien waivers as a condition for payment

Permits claimants to waive mechanic's lien rights under subsections 25 and 26 of section 429.016 as an exception to these requirements
