Prohibits institutional investors from purchasing single-family homes, duplexes, triplexes, or quadplexes in Missouri effective August 28, 2026

Defines institutional investors as entities owning more than 50 residential properties nationwide or managing assets exceeding $100 million with real estate investments

Exempts nonprofit affordable housing providers, public housing authorities, small businesses with fewer than 50 units statewide, and financial institutions holding foreclosed properties for resale within 12 months

Authorizes the Attorney General to enforce violations through civil actions with penalties up to $50,000 per property and mandatory divestiture of unlawfully acquired properties

Requires the Department of Economic Development to create a registry of institutional investors and their residential holdings, with data reported to the Missouri Housing Development Commission every six months starting January 31, 2027
