Allows a cosigner of a residential lease to terminate the lease upon the death of the lessee or, if multiple lessees exist, upon the death of all lessees.

Cosigner is presumed to have terminated the lease unless they provide written notice to the lessor within 30 days of death that they choose not to terminate.

Termination does not relieve the lessee's estate or cosigner from liability for rent owed before death, rent for the month/30-day period when death occurred, or costs to restore the premises to original condition.

Any attempt by lessor and lessee or cosigner to waive the termination right through contract or otherwise is void and unenforceable.

Applies only to leases entered into or renewed on or after July 1, 2011, with the act taking effect on that date.
