Requires real property conveyed to the State of Mississippi or any political subdivision for transportation purposes to use a standardized warranty deed form, regardless of whether transferred by gift, donation, purchase, or eminent domain.

Mandates the warranty deed include specific elements: grantor identification, consideration amount, property description with attached exhibits (plat and legal description), grantor agreement to pay current year property taxes, and acknowledgment that the instrument constitutes the entire agreement with no oral representations.

Prohibits any modification of the prescribed form through removal or addition of substantial provisions.

Takes effect July 1, 2011.
