Increases minimum font size requirement for legal documents presented for recording from 8-point to 10-point font size.

Requires the first page of recorded documents to include the name, physical business mailing address, and business or employment telephone number of the preparer and all parties to the instrument (grantors, grantees, borrowers, beneficiaries, trustees, etc.).

Requires the first page below the three-inch top margin to contain the document title, return address, legal property description or indexing instruction, and any address and telephone number required by law.

Allows recorders to record non-conforming documents upon payment of an additional $10.00 fee, though certain documents (those executed before July 1, 2009, military documents, court-issued copies, and federal tax liens) are exempt from format requirements.

Takes effect July 1, 2012.
