Homeowners who have paid their contractor are not liable for any unpaid amounts owed to subcontractors; subcontractors may only claim against the contractor.

Amends Section 85-7-131 to except homeowners from construction lien liability when they have paid the contractor in full.

Amends Section 85-7-135 to limit lien rights to those who directly contract with the owner, excluding subcontractors from claiming against the homeowner.

Amends Section 85-7-181 to prevent subcontractors from collecting unpaid wages or materials from homeowners, restricting their claims to the contractor alone.

Takes effect July 1, 2011.
