MS HB1195

Amends Mississippi Code sections governing eviction procedures to clarify handling of tenants' personal property left behind after eviction.

Requires the eviction summons to include notice stating that if a judge grants possession to the landlord and the tenant fails to remove personal property (excluding manufactured homes) by the ordered date, the landlord may dispose of such property without further legal action.

Deems abandoned any personal property (other than manufactured homes) left on the premises after eviction if the summons complied with notice requirements, allowing landlords to dispose of it without further notice or obligation to the tenant.

Applies the same abandoned property disposition rules to tenancies terminated under the material noncompliance provisions of the rental agreement statutes.

Takes effect July 1, 2012.
