Creates the Commercial Real Estate Broker Lien Act allowing real estate brokers to file liens on commercial real estate for unpaid compensation under written service agreements.

Establishes that liens attach only when notice is filed with the chancery clerk and remain valid for one year; brokers must file suit to enforce within one year or the lien is extinguished.

Requires lien notices to include the broker's name, property owner's name, property description, amount claimed, and reference to the written broker services agreement; broker must serve the owner by certified mail or civil process.

Provides that the nonprevailing party in enforcement proceedings must pay all costs, reasonable attorneys' fees, and prejudgment interest to the prevailing party.

Sets sunset date of July 1, 2017 and applies to written agreements signed on or after July 1, 2014.
