Requires persons claiming title by adverse possession to notify the chancery clerk 90 days before the adverse possession claim matures.

Mandates the chancery clerk forward the notice to the record land owner via certified mail after receiving notification of the imminent adverse possession claim.

Prohibits title from vesting in the adverse possessor unless the required notice is sent to the chancery clerk 90 days before maturation.

Applies to adverse possession claims not matured as of July 1, 2018.

Takes effect July 1, 2018.
