Amends Section 89-1-69, Mississippi Code of 1972, to revise exceptions to the prohibition against covenants requiring transfer fees on real property.

Prohibits deed restrictions or covenants running with the land that require transferees to pay a fee to a declarant, transferor, or designated third party upon future transfer of the property; violating covenants and related liens are void and unenforceable.

Allows fees associated with property conveyance in subdivisions payable to: (a) entities organized under Section 501(c)(3) of the Internal Revenue Code, or (b) governmental entities.

Removes the previous exception allowing fees payable to property owners' associations that manage subdivisions with more than one platted lot.

Effective July 1, 2019.
