HB 1212 Summary

• Creates two pathways for obtaining a real estate broker's license: one requiring a 12-month active salesperson license with a 36-month hiring restriction, and another requiring a 36-month active salesperson license with no hiring restrictions.

• Applicants using the 36-month salesperson pathway may hire real estate salespersons immediately upon broker license approval, while those using the 12-month pathway must sign a sworn statement prohibiting employment of salespersons for 36 months.

• Increases coursework requirements from 120 to 150 classroom hours for applicants without at least 36 months of prior active real estate salesperson licensure.

• Maintains existing requirements for age (21 years or older), Mississippi domicile, jurisdiction subject to state taxes, and passing the broker's examination and background investigation.

• Takes effect July 1, 2020.
