Creates the "Mississippi Fair Housing Act" establishing that access to housing and real estate without discrimination based on religion, race, color, national origin, sex, disability, or familial status is a civil right.

Prohibits discrimination in real estate transactions and financing, including refusal to engage, discriminatory terms, failure to transmit offers, blocking property inspections, and discriminatory advertising.

Exempts owner-occupied rentals in buildings with no more than two families and temporary rentals of owner-occupied homes for up to 12 months, and permits religious organizations to limit dwellings to members of their faith.

Voids any deed restrictions or covenants that limit property use based on protected characteristics and prohibits threatening, intimidating, or interfering with persons' enjoyment of dwellings or retaliating against employees who refuse discriminatory practices.

Provides civil remedies allowing persons alleging violations to seek injunctive relief and damages including reasonable attorney's fees in circuit court, with the court discretionary authority to award prevailing party costs; effective July 1, 2023.
