Authorizes property owners or authorized agents to request sheriffs remove persons unlawfully occupying residential dwellings or commercial buildings if specific conditions are met, including that unauthorized persons have been directed to leave and are not tenants or family members.

Requires sheriffs to verify the complainant's ownership, serve notice to vacate without delay, and put the owner in possession of the property; sheriffs receive the same fee as for serving a writ of possession.

Permits property owners to request sheriffs remain on premises to keep the peace while changing locks and removing unlawful occupants' personal property to the property line; sheriff and property owner have liability protections unless removal is wrongful.

Allows persons removed under this procedure to bring civil action for wrongful removal and recover actual damages, triple the fair market rent as statutory damages, court costs, and attorney fees.

Amends Section 97-17-67 to make unlawful detention or trespass of real property a malicious mischief offense; creates new misdemeanor for presenting false property documents and new felony for listing, advertising, or renting property without legal authority to do so.
