Authorizes property owners to request sheriff removal of unlawful occupants from residential dwellings or commercial buildings if the owner has directed them to leave and posted 48-hour notice of intent to remove.

Requires property owners to submit a sworn declaration meeting eight conditions to the sheriff, who must then immediately remove unlawful occupants without delay and put the owner in possession of the property.

Allows property owners to request the sheriff remain on-site while changing locks and removing personal property of unlawful occupants; shields sheriff and property owner from liability for property damage unless removal was wrongful.

Establishes civil cause of action for wrongful removal with damages including actual costs, triple the fair market rent during displacement period, court costs, and attorney fees.

Amends Mississippi Code Section 97-17-67 to classify unlawful detention, occupation, or trespassing of another's real property as malicious mischief with graduated penalties based on property value.

Criminalizes presentation of false lease or deed documents to obtain real property occupation as a misdemeanor and fraudulent listing or leasing of property without legal authority as a felony punishable up to 30 years imprisonment and $10,000 fine.
