Requires conveyance of interests relating to carbon credits or carbon sequestration to be recorded as interests in land under Mississippi Code Chapter 5, Title 89.

Brings forward Section 89-5-1, which requires conveyances of land to be filed with the county chancery court clerk to be valid against purchasers for valuable consideration or creditors, with priority determined by filing order.

Brings forward Section 89-5-3, which requires bargains, sales, conveyances, deeds of trust, and mortgages to be acknowledged, proved, and recorded with the county chancery court clerk to be valid against creditors and subsequent purchasers without notice.

Establishes that failure to file an instrument prevents the holder from claiming priority over other recorded instruments affecting the same property.

Takes effect July 1, 2025.
