Mobile home park lot rentals must have a minimum 2-year lease term, replacing the current default month-to-month tenancy under Montana law

Tenants may opt out of the 2-year minimum by signing a documented, informed waiver requesting a shorter term

Either party terminating without cause before lease expiration owes the aggrieved party up to 1 month's rent in damages

Landlords may collect rent from defaulting tenants until a new tenant moves in or the original lease term expires

Amends MCA sections 70-33-201 and 70-33-429 governing mobile home park rental agreements and holdover remedies
