Amends Section 27-2-102, MCA to define when a claim for injury to real property arises: when the conduct causing injury is complete (regardless of whether injury continues) and when the property owner knows or has reason to know of the injury

Establishes that continuing injury from the same original conduct or act does not restart the statute of limitations clock

Bars claims for real property injury not brought within the limitation period for both the current property owner and all subsequent owners of that property

Maintains existing exceptions for concealed or self-concealing facts and for defendants who take action to prevent discovery of the injury
