Allows landlords to recover three categories of out-of-pocket expenses in summary ejectment cases: court filing fees, service of process costs, and reasonable attorneys' fees.

Caps attorneys' fees at 15% of the amount owed by the tenant, or 15% of monthly rent if eviction is based on a default other than nonpayment of rent.

Permits landlords to include these out-of-pocket expenses in the amount required to cure a default under the lease.

Clarifies that these are the only fees landlords may charge for summary ejectment cases beyond late fees and administrative fees already authorized by law.

Effective upon becoming law on June 25, 2018.
