Prohibits written instruments relating to real property from containing provisions that restrict conveyance, lease, use, mortgage, or encumbrance based on race, color, national origin, or religion.

Declares discriminatory provisions void and unenforceable regardless of when the instrument was executed, while keeping the rest of the instrument valid and enforceable.

Allows property owners to discharge and release prohibited restrictions by recording a statutory form with the register of deeds in the county where the property is located.

Requires the discharge form to be notarized, include the property's legal description, and reference the original recorded instrument containing the prohibited provision.

Becomes effective October 1, 2021.
