Prohibits business entities (including affiliates) that already own 100 or more single-family rental homes in qualifying North Carolina counties from purchasing additional single-family homes for non-residential purposes

Applies only to "qualifying counties" with populations greater than 150,000 according to the most recent decennial census

Authorizes the Attorney General to investigate violations and bring civil actions, with courts able to impose penalties of up to $100 per day for each home acquired in violation

Allows aggrieved individuals and county commissioners to sue violators in superior court and recover damages, attorneys' fees, and exemplary damages of $50,000 or triple actual damages (whichever is greater)

Takes effect immediately upon becoming law and applies to real estate purchases made on or after the effective date
