Requires all homeowners associations (both condominium unit owners' associations and planned community lot owners' associations) to organize as business corporations, nonprofit corporations, or limited liability companies—eliminating the option to operate as unincorporated associations

Mandates annual reports to the NC Secretary of State by April 15 each year for associations that collect assessments, impose fines/fees, or enforce architectural guidelines

Annual reports must include association name and address, contact information for at least one board member/officer, management company contact details, and a link to the register of deeds office where covenants are filed

Associations that fail to file within 60 days of the due date face suspension of their power to collect assessments and impose fees until the delinquency is cured; the Attorney General may take action against violating associations

Becomes effective October 1, 2026, with annual reporting requirements beginning in 2027
