Creates an expedited process for property owners to remove unauthorized occupants from residential property through law enforcement within 24 hours of filing a sworn affidavit

Requires property owners to complete an affidavit before a clerk of superior court or magistrate for a $25 fee, attesting that the occupant has no legal claim, lease, or payment history with the property

Excludes holdover tenants with expired leases from the definition of "unauthorized person," meaning this process cannot be used against former tenants

Provides immunity from liability for law enforcement, clerks, and magistrates acting in good faith, while allowing wrongfully removed persons to sue the property owner for triple fair market rent plus $400-$4,000 in civil penalties

Effective October 1, 2025, with the Administrative Office of the Courts required to develop the affidavit form by September 30, 2025
