Establishes the right to a jury trial in residential eviction cases, allowing either landlords or tenants to demand a jury trial in complaints for restitution of premises

Prohibits rental agreements from requiring tenants to waive rights under the Uniform Residential Landlord and Tenant Act or other federal or state laws, expanding existing protections against waiver clauses

Requires courts to inform defendants of their right to a jury trial at first appearance and, in county court cases, to ask whether they demand a jury or elect a bench trial

Mandates that summonses in eviction cases include notice of the defendant's right to a jury trial and their ability to demand one

Sets jury trial scheduling "as soon as practicable" rather than the 10-14 day window for bench trials, and allows courts to require tenants to deposit accruing rent if they request continuances
