Extends the statute of limitations for enforcing liens on unpaid HOA and condominium assessments from three years to five years after assessments become due

Allows associations to file a continuation statement to extend a lien for up to five additional years, provided notice is sent to the property owner before the original extinguishment date

Requires courts awarding attorney's fees in lien enforcement actions to consider only the time, labor, and fees actually incurred by the prevailing party

Specifies that judgment costs must include late fees and interest in addition to reasonable attorney's fees for the prevailing party

Amends sections 52-2001 (homeowners' associations) and 76-874 (unit owners associations under the Nebraska Condominium Act) of the Reissue Revised Statutes of Nebraska
