Adopts the Uniform Unlawful Restrictions in Land Records Act, allowing property owners to file amendments removing discriminatory restrictions from property deeds based on race, color, religion, national origin, sex, familial status, disability, or other personal characteristics

Permits homeowner association governing bodies to remove unlawful restrictions from governing instruments without requiring a member vote

Requires HOA governing bodies to respond within 90 days to member requests identifying unlawful restrictions, and if confirmed, must amend the governing instrument within an additional 90 days

Provides a standardized form for property owners to use when filing amendments to remove unlawful restrictions from their property records

Protects recorders and their jurisdictions from liability for recording amendments under the act, and clarifies that removing unlawful restrictions does not affect the validity of other lawful restrictions
